Both sheets share one scale. 5.74, 2.82, 2.81, 4.16 and 3.20 m all measure 75.3 px/m within 0.5%, so the drawing agrees with its own dimensions to about ±2 cm. The 1993 drawing agrees too: it gives 7.50 × 11.70 m inside, and the trace gives 7.46 × 11.69 m.

Measured heights. Anticimex measured 2.36 m ceilings on the ground floor, and from 0.72 m to 3.02 m in the loft. The model takes the 0.27 m floor from the 1993 section, which puts the loft floor at 2.63 m. The loft has a flat ceiling at 2.40 m under the collar ties. The 3.02 m is probably under the dormer.

Roof 45°, ridge about 6.7 m. The 1993 drawing says 42° and a 6.3 m ridge, but both verges of the south gable measure 45° in the photo. The drawing gives the eave, 2.76 m at the wall face with a 0.5 m build-up. With a 45° roof, that eave gives the measured 0.72 m knee walls and about 58 m² of loft BRA (57 m² measured). The model had the ridge at 7.0 m before.
Measure the ridge height.

The loft is centred. The south gable window sits dead centre and the dormer over the front door is flush with the wall. The loft sheet draws its stair and chimney about 0.5 m too far east, so the model keeps them where the ground-floor sheet has them. That puts the chimney on the ridge, as in the photos.

Drone photo fits the plan. A camera fitted to the four roof corners and both ridge ends of the top-down photo lands within about 0.1 m. It confirms the chimney on the ridge, the terrace depth, and a dormer ridge that runs right up to the main ridge.

Dormer. 45°, as in the front photo and the 1993 facade (47° before). Its eaves are 4.85 m up at the side walls, the roof overhangs its walls by 0.7 m, and its ridge ends just under the main ridge, as drawn. Inside, the loft living room's walls rise about 2 m before the ceiling slopes.

Windows and doors. The 1993 drawing has 1.0 × 1.2 m windows with heads at 2.10 m, so the sills are at 0.90 m. With their white trims they look like 0.8 to 2.2 m in the photos. The front door and its sidelights are 2.08 m tall, and the terrace door is 2.09 m. The loft gable windows run 1.05 to 2.25 m above the loft floor, and the dormer window 0.85 to 2.05 m.

North gable windows. The sketch draws two 1.18 m windows. The Soverom 2 photo shows a single sash about 0.65 m wide, 0.85 to 2.1 m above the floor and about 0.2 m from the partition. The model uses that for both rooms.

Fireplace. The sketch's flue square is a stone-clad column, floor to ceiling. A rendered corner stove, about 1.45 m tall, sits in the corner beside it on a black hearth plate. The stone continues along the living room's north wall behind the stove, and the chimney is stone-clad up through the loft bedroom too. A white beam about 0.25 m deep runs from the column to the terrace wall. Sizes are read off the photos.

Bathroom windows. The sketch shows a 1.18 m and a 0.57 m window. The front photo shows two similar windows of about 1.1 m, so the model follows the photo. The prospectus says the bathroom took over a bedroom, and that one window was closed where the washbasins are now.
Measure both bathroom windows.

Changes since 1993. The prospectus lists how today's layout differs from the 1993 drawings:
- the bathroom took over a bedroom
- the laundry room was drawn as a storage room
- the terrace door moved from the east wall to the south gable, and the east wall got a window instead
- the loft storage room moved
- two loft bedrooms were made from part of the loft living room
The model follows today's layout.

Terrace and covered lounge. The terrace is 44 m² (measured), with a 0.92 m railing. It was extended in 2019–20, when the lounge roof was also extended, and got an electric awning in 2026. The lounge is a lopsided gable roof, about 2.8 × 4.1 m, in the terrace's east corner. The drone photo fixes where it sits: its back wall is on the drawn terrace edge, 1.5 m past the house, and the ridge is about 0.6 m in from the open west side. The south photo gives the heights: ridge about 3.6 m, west eave about 3.1 m, back wall about 1.2 m. It has exposed rafters and a beam. It is not on the plans.
Measure the lounge's eave, ridge and back-wall heights.

Garage. A detached double garage, 6.0 × 7.0 m inside. The 1994 drawing gives walls of about 2.0 m with the ridge 2.2 m above them. It has 39 m² BRA and a 21 m² cold loft. It stands about 10 m west of the house across the courtyard: the 1:500 map places it, and the drone photo agrees within about 0.2 m. It got a new electric door in 2025.
Measure the garage's wall and ridge heights.

Plot. 566 m², drawn from the registered boundary points of 76/231. The 1:500 map ties them to the house to about ±0.3 m. The same map shows plan-up pointing 23° east of true north, not the 28° of the plan sketch's compass.

West-side chain is short. 3.42 + 3.69 + 4.21 = 11.32 m, but the east side gives 4.00 + 7.59 = 11.59 m. The entré is drawn 3.81 m long but labelled 3.69 m.
Measure the entré north–south.
